Westwood Park is charming little enclave, dotted with craftsmen-style bungalows constructed mostly in the early 1920s. Residents take great pride in their homes, which are very well-maintained; and an active neighborhood association works to maintain the historic nature of the neighborhood. Development of Westwood Park's 650 or so homes kicked off in 1917, in conjunction with the opening of the Twin Peaks Tunnel that connected the so-called "two cities" of downtown San Francisco and the vast tracts of land West of Twin Peaks. The layout of the neighborhood is very distinctive and easily spotted on a map. Unlike nearby Ingleside Terrace, which was literally built around a former horse track, the two main oval streets that mark Westwood Park were designed to keep residents from getting lost on winding roads. Today's residents enjoy their proximity to Ocean Avenue's commercial strip, which offers all of the everyday conveniences. A Muni streetcar runs right down Ocean Avenue as well, for access to downtown or south to the Balboa Park BART station. The neighborhood is adjacent to both San Francisco City College the state-of-the-art Ingleside Branch of the San Francisco Library. For such a relatively small neighborhood, there is also a very active parent's group, making this a great area for families with kids.

The SF Inventory is Finally Arriving

Buyers and Realtors have been complaining about the lack of residential inventory in San Francisco since earlier this year. Indeed, it seems like buyers are fully engaged in our single-family home, condo and multi-unit offerings and have hit the market looking for property all at the same time. That means that for every cool house in a central location, there are 10-15 sets of buyers waiting to pounce.

Buyers Will Pay For "Done," Even in So-So Locations

Despite most San Francisco buyers' firm proclamation at the outset of their house hunt that they won't pay for someone else's renovation, many are doing just that. One trend that doesn't appear to be slowing is that of buyers snatching up fully renovated single-family homes---and paying dearly for them, even if the homes are not in prime locations within a given neighborhood. (Because not everyone can afford a newly renovated home in the heart of Noe Valley, right?)
