Nestled between glam Pacific Heights and the Richmond district, Presidio Heights is a rare neighborhood where luxury doesn't take a backseat to family friendliness. Affluent by any measure, homes here are beautiful and well-maintained. You will find an interesting mix of architectural styles in the large single family homes and there are some multi-unit buildings and condos to choose from as well. In addition to its outstanding collection of homes, many residents are drawn here for the neighborhood's proximity to the Presidio of San Francisco, offering nearly three square miles of gorgeous greenery for recreational exploration. Being buffered by this outdoor expanse to the north imbues Presidio Heights with a quiet, peaceful atmosphere. Julius Kahn Playground sits just north of the neighborhood; established in 1923 to serve military families living at the Presidio, today it has new playground equipment, basketball court, clubhouse and playing fields, making it a popular meeting spot for Presidio Heights neighbors of all ages. When it comes time to run errands or venture out for a cup of coffee, Laurel Village on California Street is a charming and very convenient shopping center. Expect to dodge some strollers when you visit its array of shops, cafes, and grocery stores serving the area. Venture a bit farther West to take advantage of all of the Inner Richmond's amenities, including a delightfully diverse shopping and dining.

The SF Inventory is Finally Arriving

Buyers and Realtors have been complaining about the lack of residential inventory in San Francisco since earlier this year. Indeed, it seems like buyers are fully engaged in our single-family home, condo and multi-unit offerings and have hit the market looking for property all at the same time. That means that for every cool house in a central location, there are 10-15 sets of buyers waiting to pounce.

Buyers Will Pay For "Done," Even in So-So Locations

Despite most San Francisco buyers' firm proclamation at the outset of their house hunt that they won't pay for someone else's renovation, many are doing just that. One trend that doesn't appear to be slowing is that of buyers snatching up fully renovated single-family homes---and paying dearly for them, even if the homes are not in prime locations within a given neighborhood.
