Running along the entire northern edge of Golden Gate Park, from the Panhandle to the Pacific, The Richmond Distrcits arevast San Francisco neighborhoods encompassing many types of homes, commercial areas, and attractions. One thing that remains the same throughout: the cool fogs that blow in off the Pacific and the smell of eucalyptus emanating from the park. This neighborhood is wonderfully diverse, with many second and third generation families from Asia and Europe. It's not rare to see a Korean business next door to a Russian one, across the street from an Irish pub. Housing options are as diverse as the population -- homebuyers will find single family homes, condos and multi unit investment properties for a wide range of budgets. This area is popular with families, giving it a casual, homey quality, but with all the conveniences of city life. Clement Street in particular is becoming increasingly popular with the hipster crowd, with its vibrant mix of ethnic dining, pubs and karaoke bars. Golden Gate Park affords many unique recreational opportunities, with archery and polo fields, fly fishing ponds and dog runs, beautiful hiking paths and seasonal outdoor concerts. A small herd of buffalo are kept on the grounds as well, to give your out of town visitors an unexpected surprise. Lincoln Park is just northwest of the neighborhood, featuring a golf course and the Legion of Honor. Venture all the way to Ocean Beach to explore the Sutro Baths and Cliff House, which former mayor Adolph Sutro built along with a streetcar line to zip working class San Franciscans out to enjoy the same recreational pursuits as the upper classes. The streetcar he built is long gone, but buses still serve the entire neighborhood, and many stretches are flat enough for bikers and pedestrians to enjoy.

The SF Inventory is Finally Arriving

Buyers and Realtors have been complaining about the lack of residential inventory in San Francisco since earlier this year. Indeed, it seems like buyers are fully engaged in our single-family home, condo and multi-unit offerings and have hit the market looking for property all at the same time. That means that for every cool house in a central location, there are 10-15 sets of buyers waiting to pounce.

Buyers Will Pay For "Done," Even in So-So Locations

Despite most San Francisco buyers' firm proclamation at the outset of their house hunt that they won't pay for someone else's renovation, many are doing just that. One trend that doesn't appear to be slowing is that of buyers snatching up fully renovated single-family homes---and paying dearly for them, even if the homes are not in prime locations within a given neighborhood. (Because not everyone can afford a newly renovated home in the heart of Noe Valley, right?)
