I took a first look at 1840 Washington this week, the new 26-unit condo development in Pacific Heights.

1840 Washington features a mix of one-, two-, and three-bedroom homes. Pricing starts at $725,000 for 1BRs, and hovers in the $800,000s-$1,039,000 for larger units.

It’s almost time to start touring The Washington, the upcoming 26-unit condo development at 1840 Washington, between Franklin and Van Ness. This property is kind of a big deal, because there’s not really much new construction available in Pac Heights.

The eight-story development will offer six 1BR/1BAs, 18 2BR/2BAs, and two 3BR/3BA penthouses with wrap-around decks. Units will be

I'm always on the look-out for unusual elements in the properties I see on broker's tour. It's fun to eye the whimsical, creative, or one-of-a-kind features in homes. Today's specialty was a 12 story condominium building in Pacific Heights that had, yes, a pool on the roof with views of Alcatraz and the bay. And yes, it was heated!

Most Expensive House of the Week

Sold for $100,000 over its $5.5M asking price in just three days, 2531 Washington in Pacific Heights closed escrow last week for $5.6M. That makes it the most expensive property sold on the market in San Francisco last week.

The 6BR/4.5BA, 5480-square-foot restored Victorian on a wide lot was completely rebuilt from the foundation up. It features twelve-foot ceilings on the main and upper levels, family room with doors opening to the terrace, plus a lower level with an

Out on tour this week, I visited the Hellman-Heller Mansion on Jackson Street near Lafayette Park in Pacific Heights. This 11,500 square feet home has many wonderful architectural details. But the one that tickled my fancy was the phone booth, pictured here. Although I didn't see a phone, it's a beautiful place for a private time-out!

Challenged Pac Heights Vic Closes Escrow After All

First listed back in September 2010 for $2,995,000, the 5BR/3.5BA Victorian single-family home sans garage at 2679 California Street closed escrow last week. That's 305 days on market (DOM) for this baby, and the road to closing the chapter on this home sale wasn't exactly smooth.

The property went through multiple price reductions, as well as three stints in contract that didn't work out. The sellers were obviously sensitive to their ultimate price, as they paid just over

Approved Short Sales Worth the Effort

Many buyers in San Francisco either shy away from short sales because they seem too complicated, or gravitate toward them with the goal of getting a good deal. The reality is that short sales can be lengthy, disappointing, and simply facilitate the bank getting market rate for a property.

But properties being sold through short sales can sometimes be decent deals. Lenders want to minimize their losses, but they're not going to get emotionally involved. So they will typically

Pac Heights Buyers Go Crazy, Ignore Negative Outlooks

The activity over at 2530 Sacramento this week turned its nose up at the latest negative housing reports. Listed at $1,295,000 in mid May, the vacant two-unit building is being sold via probate and is subject to court confirmation.

The 6BR/7.5BA home at 2732 Vallejo in Pacific Heights first hit the market in early April for $9,350,000. The Bay view residence is situated on a double lot and has four fireplaces, five decks and "refined modern upgrades" like a custom-built stair railing by architect Stanley Saitowitz. (Can you claim that?)

Some Sellers Eventually Get Serious and Sell

Not every home that goes on the market is owned by sellers who are ready to part with their property. But eventually, certain factors may fall into place, and sellers hit upon that moment when they successfully work with an offer and accept it. Case in point last week was the sale at 2416 Gough (at Vallejo) in Pacific Heights.

The 6BR/3.5BA, 3500-square foot single-family home was listed in August 2010 for $2,775,000. (The property was last sold in July 2008 for $3,025,000.) After
