Sales Rise for Big Units in Hip 'Hoods

One trend I'm seeing this year is an increase in sales for large condos and TICs in hot neighborhoods like the Haight, Hayes Valley, Mission Dolores, and NoPa.

What I think is happening---and which I've also heard from some of my colleagues---is that buyers are snapping up these properties due to their need for more space to accommodate existing or growing family needs.

As anybody with a cell phone can tell you, the AT&T coverage in the Lower Haight district is spotty at best (which is still a marked improvement over the nonexistent service in the Upper Haight). But that may soon change if the residents and neighbors of 255 Steiner approve the installation of nine, count ‘em, nine new antennas atop the 6-story roof. A community planning meeting is scheduled for Tuesday June 7, 2011 at 7:00 p.m at the LGBT Community Center, 1800 Market Street.

14 single family homes sold in Haight Ashbury in 2009; there were 63 Condo/TIC/Loft/Coop sales last year. We witnessed a shift in the single family home median sales price from $1,600,500 to $1,493,125, which translates to a 6.71% decrease over the prior year. Condos fared worse with a decrease of 19.62%. The time necessary to sell a property is also critical. For 2009, the average number of days on market was 53 for single family homes and 89 days
