June Swoon or End of Subsidy Program

The National Association of REALTORS® reports that national home sales were down in June from May of 2010, but still more than 9% above June of last year.  This information correlates with our experience at Zephyr in San Francisco.  The market is very much improved from this time last year.  We still have some stimulus funds for the California State subsidy, but the federal first time buyer credit is expired. 

Here in San Francisco, it is not uncommon for our June and July gloomy weather to cause many people to spend their free time outside the city.  In my mind this creates a great opportunity for buyers who are active in the market to enter into contracts with less competition than they would have had in May.  Please read the attached article from Inman news:  http://www.powersiteblog.com/2010/07/23/existing-home-sales-slow-in-june-but-remain-above-year-ago-levels
